
A new nationwide study ranks Wichita, Kansas #8 among U.S. towns
with the most affordable homes, based on home values, local incomes,
property taxes, cost of living, and housing expenses.
The findings, compiled by HOA management platform Anyhoa.com, highlight Wichita’s
strength as a city where homeownership is still well within reach for many families – a less
observed reality in today’s market.
Here’s how Wichita stands out:
● Median home value around $150,000
● Median household income around $56,000
● Home value-to-income ratio near 2.7
● Cost of living roughly 17% below the U.S. average
● Low property tax burden and no state income tax on food
“It’s great to see a city like Wichita make this list,” said Oliver Lindebod from Anyhoa.
“Affordability is a complex equation. Obviously there’s many ways to do it but it’s not just
about cheap homes. It’s also about how local incomes and tax policies affect families’ real
buying power. Wichita turned out to have a solid mixture of these factors.”
The full list ranks U.S. towns with populations between 30,000 and 500,000 and uses five
equally weighted data points: median home value, median household income, housing cost
burden, cost of living index, and property tax rates. All data is based on the latest available
government and research sources from 2022–2023.
Wichita stands as a prime example of how families can still achieve homeownership without
compromising on city life.
